About the role

We are looking for a Commercial Property Specialist to support and contribute to the successful delivery of the portfolio of property, land management and real estate advisory services required by Sellafield to deliver our mission whether this be on the Nuclear Licensed Site or off the site in the communities within which we operate.

You will support the effective management, asset management, acquisition, development and disposal of Sellafield Ltd Property & Land. You will also contribute to the team that manages one of the biggest Business Rates Hereditaments in the United Kingdom and support the management and the discharging of our wider Licence Condition obligations.

The role holder will support the management of property advisory activities contributing to the Property Team’s wider provision of strategic corporate real estate advice to meet the needs of Sellafield Limited. This will encompass all aspects of property, portfolio and land management/asset management demanding professionalism and competence whilst also providing a platform upon which to take forward and exciting and diverse career. You will support the Property Team taking account of all of Sellafield’s Enterprise wide initiatives whether that be acquiring a new Robotic facility one day or seeking to drive initiatives to improve the efficiency of our portfolio the next.

Key responsibilities

• To assist in the establishment and collation of forecasts of the demand requirements and ensure that individual property activities are effectively undertaken to meet their needs.
• To ensure company property strategies are adhered to within their portfolio of work.
• To identify property risks and support the management and mitigation of these risks.
• To protect the Company’s legal interests.
• To challenge demand requirements to ensure value for money sourcing.
• To manage compliance, property agreements, property strategies, business rates and property management.
• To assist in ensuring value added property and land management techniques and controls are deployed on property tasks and projects through to close-out.
• To assist in the maintenance of property activity records, reports and system data are completed accurately and to agreed timescales.
• To ensure consistent application and implementation of company property policy and procedures.
• To assist in managing key stakeholder relationships, including the NDA and other identified stakeholder issues relative to the assigned portfolio.
• To ensure compliance with health and safety requirements, including promoting a “safety culture” (both within Sellafield Ltd and the Supply Chain).
• To provide property support and advice to internal customers.

Your Skills and Qualifications

• 2:1 degree in relevant subject I.E Urban Land Economics, Business Property Management, Valuation.
• Ideally RICS Qualified (or working towards a similar industry recognised qualification) with several years PQE.
• Good knowledge of Landlord & Tenant Acts, RICS Commercial Service Charge Practice, Commercial Leasing Code and RICS Code of Measuring Practice.
• Commercially minded with an entrepreneurial (visionary and strategic) portfolio asset management mindset.
• Ability to identify opportunities for improvement whether that be processes, market knowledge or other corporate real estate observations.
• Business planning experience including budgeting, goal setting and risk identification/mitigation experience.
• Good people skills with a collaborative approach: ability to develop and influence relationships with stakeholders, customers and suppliers.
• The role would also be suitable for a Rating Surveyor wishing to move client side.
